A Patio That Makes the Most of a City Lot

Gray paver patio with a bistro table and chairs beside a house in a Minneapolis, MN backyard

City backyards tend to do several jobs at once. The same space might hold the garage apron, the garden, a spot for the kids, and the table where you eat on summer nights, so a patio has to fit in without crowding everything else out. We take on patio installation across Minneapolis with that balance in mind, fitting the patio, the walkways, and the plantings into one outdoor landscape design that works for the whole yard. As patio installers based in south Minneapolis, Minnehaha Falls Landscaping keeps each project with the same local crew, from the first sketch through the last check-in.

We are long time customers of Minnehaha Falls Landscaping. As I sit on my porch watching the monarch butterflies enjoying my pollinator garden I appreciate the service we’ve had over the years. It started with their snow removal service as we decided doing it ourselves was too much. Next up were the pollinator gardens and replacing our lawn with no mow bee gardens. This year we added garden maintenance to the mix so gardening is not a chore but is enjoyable. We recommend them very highly.

Minnehaha Falls landscaping did an amazing job transforming our yard. They added beautiful plantings that made the yard feel fresh and new. The lighting they installed really makes everything shine at night. They were professional, creative and very easy to work with. We have had so many compliments from our neighbors! I highly recommend to anyone!

How Minneapolis Zoning Shapes Your Patio

Every Minneapolis property sits in a built form district, and that district sets how much of the lot can be covered with hard surfaces. A few other city rules affect where a patio can go and what it costs to own.

  • Interior 1 and 2 districts: Hard surfaces can cover up to 60 percent of a residential lot, or 65 percent on lots under 6,000 square feet with no alley or second street frontage.
  • Higher-intensity districts: Interior 3 and Corridor 3 allow up to 75 percent, Corridor 4 and 6 allow up to 85 percent, and Transit districts allow up to 90 percent. Other districts and zoning types vary, so we confirm yours on the city’s zoning map.
  • Front yard patios: A ground-level patio of up to 100 square feet in decorative concrete, pavers, or stone can extend into the required front yard if it sits at least 10 feet from the public sidewalk and can’t be used for parking.
  • Stormwater fee: The city’s stormwater utility fee is based on the impervious area on your property.

Your district appears on the city’s zoning map. We check it, along with the hard surfaces already on the lot, before we size the patio, so the design fits the rules from the very first drawing.

Patio Options for City Yards

Good patio design and installation on a city lot balances the look you want with how much hard surface you can add. These three options cover a lot of ground.

Paver Patios

Pavers fit neatly into tight spaces and come in colors that suit older and newer homes alike. Laid as separate units, they handle freeze-thaw shifts without cracking, and polymeric sand keeps the joints tight.

Natural Stone Patios

Bluestone, Chilton, Kasota stone, and limestone age gracefully beside the city's older houses. Choose irregular flagstone for a garden feel, or cut and patterned stone for a crisper look.

Pervious Paver Patios

Pervious pavers let rain soak through stone-filled joints into the base below. Built to the city's best management practices, they can qualify a Minneapolis home for a stormwater fee credit.

Where a Minneapolis Patio Budget Goes

Patios of the same size don’t always cost the same. Here’s what drives the difference on a city property.

  • Footprint. Size drives material and labor, and it has to stay within your district’s hard surface limit.
  • Surface. Pavers, flagstone, cut stone, and pervious pavers vary in material cost and installation time.
  • Site prep. Excavation, hauling, a compacted base, and drainage come before the visible surface, and a sloped yard may also need a short retaining wall.
  • Access. Narrow side yards and alley-only access can mean smaller equipment and more work by hand.
  • Extras. Seat walls, steps, and lighting are simpler to build alongside the patio than after it.

Your itemized estimate shows each of these line by line, and you can browse the patio styles and stones we install to see where your preferences land.

Our Process

Three stages take a Minneapolis patio from sketch to stone. Each one is handled by the same team, so details carry through from plan to build.

Plan

We walk the lot with you, confirm the built form district, and talk through how the space will be used.

Design

Your design and itemized estimate are shaped around how much hard surface your lot can hold.

Build

Our crew prepares the base, sets the surface, cleans up the site, and checks in once the work is done.

Minneapolis Patio FAQs

It depends on your built form district and what's already on the lot. In the Interior 1 and 2 districts, hard surfaces can cover up to 60 percent of a residential lot, so we total the house, garage, driveway, and walks first and size the patio to the remainder.

It can, if it includes the right features. Minneapolis offers a flat 35 percent stormwater fee credit, or 45 percent in Green Zones, for pervious pavement or a rain garden built to the city's best management practices, and our rain garden design and installation can be built beside the patio for that purpose. The feature must be on your property and treat runoff from your own hard surfaces, and you apply for the credit through the city.

Often, within limits. City code allows a ground-level patio of up to 100 square feet in decorative concrete, pavers, or stone to extend into the required front yard, as long as it's at least 10 feet from the public sidewalk and designed so it can't be used for parking.
