A Patio That Feels Like Home

Gray paver patio with a loveseat, wire chairs and a fire pit table beside a garage in a Bloomington, MN backyard

A good patio becomes part of everyday life almost without you noticing: the grill going on a weeknight, a card game that runs past dark, the first cool evening of fall spent around the fire. Getting there starts with fitting the patio to your lot, because in Bloomington, every square foot of hard surface counts toward a city limit. Minnehaha Falls Landscaping approaches patio installation across Bloomington by starting with that number, then designing the patio, the route from the house, and the beds and lawn beside it to work together as a single outdoor landscape design. As patio installers with one local team, from design to final walkthrough, we build every patio on a compacted base pitched to carry water away from your home.

We are long time customers of Minnehaha Falls Landscaping. As I sit on my porch watching the monarch butterflies enjoying my pollinator garden I appreciate the service we’ve had over the years. It started with their snow removal service as we decided doing it ourselves was too much. Next up were the pollinator gardens and replacing our lawn with no mow bee gardens. This year we added garden maintenance to the mix so gardening is not a chore but is enjoyable. We recommend them very highly.

Minnehaha Falls landscaping did an amazing job transforming our yard. They added beautiful plantings that made the yard feel fresh and new. The lighting they installed really makes everything shine at night. They were professional, creative and very easy to work with. We have had so many compliments from our neighbors! I highly recommend to anyone!

What Bloomington Allows on Your Lot

Bloomington limits how much of a home’s lot can be covered by hard surfaces, and a new patio counts toward that total. These are the rules that shape the design.

  • The limit: Impervious surface can cover no more than 35 percent of a single-family lot, or less on some lots with steep slopes.
  • What counts: Building footprints, driveways, sidewalks, patios, sports courts, and non-draining deck materials.
  • Smaller lots: Lots under 11,000 square feet can reach 45 percent with City Engineer approval, a stormwater management plan, and one new tree for every 3 percent above 35, unless the city waives it.
  • Drainage: City construction guidelines call for hard surfaces such as patio slabs to slope at least 2 percent away from the building.

Here’s how the math plays out. On a 12,000-square-foot lot, 35 percent allows 4,200 square feet of hard surface in total. If the house, garage, driveway, and walks already take up 3,700, about 500 square feet remain for a patio, roughly 20 by 25 feet. We measure what’s on your lot before we draw anything, so the design you fall for is one the city will accept.

Patio Design and Installation Options in Bloomington

On a coverage budget, good patio design and installation start with the right surface. These three are a strong place to begin.

Paver Patios

Pavers offer clean lines and a wide choice of colors, and their joints give them room to shift slightly through winter rather than crack. Polymeric sand helps lock them in place.

Flagstone and Cut Stone

Limestone, Kasota stone, Chilton, and Bluestone bring natural color and texture. Irregular flagstone suits a garden setting, while cut stone in a set pattern suits a more formal home.

Permeable Paver Patios

Open, stone-filled joints let rain soak through to a base built to hold it while it drains. In the Lower Minnesota River Watershed District, permeable pavers qualify for cost-share.

What Goes Into a Bloomington Patio Estimate

No two lots are priced the same, even when the patios are the same size. These are the line items that make the biggest difference.

  • Square footage. A larger patio needs more material and labor, and here it must stay within the 35 percent limit.
  • Surface material. Pavers, natural flagstone, cut stone, and permeable pavers each come with their own material and labor costs.
  • Groundwork. Digging out, hauling away, building the gravel base, and adding drainage all happen before the surface goes down.
  • Tear-out. Removing an old concrete patio or unused slab adds labor, but it frees up coverage for the new design.
  • Built-ins. Seat walls, steps, and lighting cost less when planned with the patio than when added afterward.

Your itemized estimate lists each of these separately, and you can explore every patio material and style we offer before deciding where to spend and where to save.

Our Process

A Bloomington patio moves through three clear stages. The coverage math comes first, so every decision after it rests on solid numbers.

Plan

We visit, measure your existing hard surfaces, and learn how you hope to use the patio.

Design

You’ll review a detailed design and a line-by-line estimate, sized to the coverage your lot has left.

Build

Our crew builds the base, sets the surface with a slope away from the house, and repairs the lawn around it.

Bloomington Patio FAQs

It depends on what's already there. Bloomington caps hard surfaces at 35 percent of a single-family lot, so we total your house, driveway, and walks first, and the remainder sets the patio's upper limit. If you're considering permeable pavers, we confirm with the city how they'll be counted, since its published guidance doesn't address them directly.

It depends on your watershed. The Lower Minnesota River Watershed District reimburses up to 50 percent, up to $2,500 for homes, and lists permeable pavers and rain gardens as eligible; Nine Mile Creek covers up to 75 percent, up to $5,000, for projects that improve water quality; Riley Purgatory Bluff Creek offers stewardship grants; and the Richfield-Bloomington Watershed Management Organization has no cost-share program. The city's website has a lookup to find your district, and our rain garden installation can be paired with a patio to manage runoff.

In most cases, yes. Our Bloomington pergola team can build one over a new or existing patio, setting the footings around the surface so the paving stays intact.
